- January & February together · 2 months min. (high season)
- March & April together · 2 months min. (high season)

- May to December: 2 weeks min. (discount for multiple months available during low season only)
Jan 01 to Feb 28 = 58 nights
March 01 to April 30 = 60 nights
January 01 to March 31 = 89 nights
December 01 to March 31 = 120 nights
Monthly and 2 weeks rental base rates
Additional information about rental rates and fees:
- Rates are subject to change until reservation is confirmed
- Cleaning fee: $110 at the end of renting period
- Home Owner Association non-refundable approval fee (per person or married couple from USA): $150
($200 if only one person); fees may vary if you are an international traveler. - Refundable Damage Deposit: $500
- State and local (tourist) tax: 12% on base rental fee
- Credit card and PayPal processing extra 3 %
- Cashier’s and personal check no fee when paid directly to owner
- Reservation is confirmed when 1st payment clears at the bank
- All forms of payment need to clear before moving in
A vacation rental agreement will be provided at booking for home owner association (HOA) approval process and background check. Until approval is performed and approved by the HOA, the rental agreement is pending and secured (approved most of the time).
